RLI is excited to offer the hybrid course, Tax Implications of Real Estate. This course delivery combines independent study that can be done anytime/any place with the opportunity to interact with an instructor during phone learning conferences. The phone learning conferences will be facilitated by Chris Bird, CFP.
Course Summary: Tax Implications of Real Estate covers the key tax implications of real estate transactions and provides master strategies to help clients understand how these tax implications will affect them. Knowing the issues enables the land professional to become a more trusted advisor. This course counts as an elective toward earning the Accredited Land Consultant (ALC) designation.
Course Objectives

Understand the tax aspects of acquiring, owning, and disposing of
personal residential, rental, investment, and trade or business real
property.

Learn which expenses are deductible or nondeductible, and which
must be capitalized, when property is purchased, refinanced, or
developed.

Identify deductible rental expenses and tax credits available to
property owners.

See how the passive activity rules limit rental losses.

Discover how exchanges and installment sales can defer taxation of
gain.

Understand the tax effects of casualty losses, condemnations, divorce, and repossessions.
Course Delivery: Self-Study Manual; Power Point Tool; Instructor-Facilitated Learning Phone Conferences (attendance optional)

*The final conference call includes a review for the exam.
Course Format:
Self Study: Students will be given access to the course manual and to the power point tool. The students can pace themselves or may follow the below guidelines:

Week One: Acquisition: pages 1-30
Ownership: pages 31-113

Week Two: Ownership: pages 113-197

Week Three: Disposition: pages 199-28

Week Four: Disposition: pages 285-353
Facilitator Conferences: Students will have the option to attend phone conferences composed of lectures, discussions, and question and answer sessions with the course facilitator. The conference call access information will be distributed to the participants. The dates and times for these calls will be posted by January 8.
Course Exam: The course exam will be available after the final conference call via an online link.

The exam will be available from February 28, after the final phone conference/lecture, to March 8.

Students will have 90 minutes in which to complete the exam.

Students who successfully complete the exam will receive an RLI certificate of successful completion.
