Sustainable development is the “ability to satisfy the basic needs of today without compromising the ability of future generations to do so.” The intention behind sustainable development is to create a balanced environment that can be maintained in line with nature's life supporting systems. Depending on geographical location and social and environmental circumstances, the application could be very different from place to place. Planning low impact land use to preserve natural beauty and resources is the trend. Thought must be given to
a. Incorporating the use of alternative energy that does not pollute such as
solar, wind, or hydro.
b. Building sites in order to preserve natural features, habitats
c. Applying sustainable landscape design tactics
Site analyses are important in providing essential information regarding a site's hydrology, soils, slopes, solar aspect, microclimate, vegetation, wildlife, scenic qualities, and cultural features. This information should be combined with the site's overall ecological patterns.

About the presenter: Michael Schoonover, ALC, has over 25 years of experience in property development, acquisitions, sales, and management. He is a founding partner of Carleton, Schoonover & Associates, LLC, concentrating on land brokerage, commercial real estate, and real estate auctions. Michael currently manages his companies, Pacific Northwest Auctions and Pacific Northwest Real Estate Brokers.
Michael is a faculty member for the Washington Realtors® and the Realtors® Land Institute and is on the education committee of the National Auctioneers Association. He was a speaker at the Annual NAR Conference in 2009 on the topic of sustainability and land.
Michael is active on the Board of Washington Realtors® serving on both the Education and Legislative Steering Committees and will serve as the 2010 Commercial Realtor® representative on the Executive Committee. In addition, Michael has served for three years as the President of the Washington State Chapter of RLI.

FREQUENTLY ASKED QUESTIONS
What is a web seminar? A web seminar is a tool for sharing information and learning than can be presented or participated in at any time, any where. No travel or hotel costs are incurred.
How is a web seminar presented?
All you need is a phone connection and a computer with a high-speed connection. The presenter’s audio is delivered and heard via a conference call connection. One listens to the presentation via the phone line and, at the same time, watches the presentation on a link supplied to the participant. The presenter changes the slides as he/she covers the materials.
How are questions from the participants fielded?
At the end of the presentation, participants are invited to ask questions. Questions are fielded one-by-one through a web seminar host. The presenter responds to the questions.
How long is a web seminar?
Effective web seminars last about 90 minutes including time for questions.
What if I can't attend a particular seminar? Web seminars are captured on a CD and available to those who want to purchase the audio and visual of the presentation through RLI.
