Repeal of WOTUS Rule Moves Forward

June 28, 2017 (Chicago, Ill.) – The Realtors Land Institute (RLI) stands behind the U.S. EPA’s decision yesterday to move forward repealing the controversial Clean Water rule, also known as Waters of the U.S. (WOTUS), which was put in place in 2015. The move would take the legislation back to what it was prior to 2015 while the agencies involved reevaluate the definition of what constitutes as ‘Waters of the U.S’.

All of this follows President Donald Trump’s executive order on February 28, 2017, which called upon the EPA to review the rule. EPA Administrator Scott Pruitt stated that the intent of the review is to “[Take] significant action to return power to the states and provide regulatory certainty to our nation’s farmers and businesses.”

The Realtors Land Institute has long advocated that withdrawing WOTUS would have a beneficial impact on the real estate sector, especially land real estate. The organization hopes to see the review of the rule eliminate the need for costly and time-consuming permits on waters that were previously unregulated by the federal government.

Realtors Land Institute Awards Top Land Real Estate Professionals

April 12, 2017 (Chicago, Ill.) – Over 220 land professionals gathered in Charlotte, NC, to attend the 2017 National Land Conference hosted by the REALTORS® Land Institute (RLI). Ninety-three elite Accredited Land Consultants (ALCs) attended the conference and nine new ALC designees received their ALC pins. During the conference, seven distinguished members received awards through the esteemed Realtors Land Institute Awards Program. The annual conference is an opportunity for the most elite and successful land professionals in the business to gather, share ideas, build relationships, and make deals. As the premier educational and networking event for land real estate agents, the conference hosts a full line-up of renowned industry speakers that share tips and reveal insights into best practices.

Ray Brownfield, ALC, of Land Pro LLC. in Oswego, IL, received the 2016 Land REALTOR® of America Award. The Land REALTOR® of America Award recognizes members of REALTORS® Land Institute for their effort and work expended in the interest of their fellow RLI members, their profession, and their community.

Caleb McDow of Crosby & Associates in Winter Haven, Florida, received the 2016 Rising Star Award. The Rising Star Award recognizes a member approaching a mid-level in his/her career who is on his/her way to making significant contributions to the land profession and to RLI.

Mac Boyd, ALC, of Arcola, IL, posthumously received the 2016 Robert C. Meeks Distinguished Service Award. In honor of dedicated, long-time Accredited Land Consultant Robert C. Meeks, the Distinguished Service Award is presented to an ALC in recognition of their long-term commitment and service to fellow members, the land profession, and the community.

Ben Crosby, ALC, of Crosby & Associates in Winter Haven, FL, received the 2016 Excellence in Instruction Award. The Excellence in Instruction Award recognizes Realtors Land Institute LANDU-Approved Instructors for their exceptional teaching skills, contributions to the professional development of our students, and volunteerism for the LANDU education program.

Kirk Weih, ALC, Troy Louwagie, ALC, and Kyle Hansen, ALC, of Hertz Real Estate Services in Nevada, IA, received the 2016 ALC-to-ALC Networking Award after working together to complete a $12,263,100 transaction on an acreage of 998 acres. The ALC-to-ALC Networking Awards showcase the range of referral opportunities available to those land professionals who have achieved the Accredited Land Consultant (ALC) designation.

RLI also awarded the RLI Wyoming Chapter with the Chapter of the Year Award and Maggie Thomas as the Chapter Administrator of the Year for the Colorado, Kansas, Oklahoma, and Wyoming Chapters.

RLI Inducts 2017 National President with Plans for a Year of Change

December 1, 2016 (Chicago) –The REALTORS® Land Institute is proud to announce that Louisiana REALTOR® Brandon Rogillio, ALC, of Rogillio Real Estate in Baton Rouge, LA, was officially inducted as the 2017 RLI National President in Orlando last week alongside the 2016 NAR Convention & Expo.

Rogillio will be taking over after a year of big changes under 2017 President Bob Turner, ALC. Brandon is determined to continue increasing the value of an RLI membership, ensuring the Accredited Land Consultant designation remains the most elite and prestigious in the industry, and reinvigorating RLI as a member-centric organization.

Rogillio is the owner/broker of Rogillio Real Estate in Baton Rouge, LA, and began practicing real estate as a profession while studying economics at Southeastern Louisiana University. In the spring of 2009, he earned the Accredited Land Consultant (ALC) designation, an indication of the most accomplished, experienced, educated, and highest performing land expert in the country. He has completed the rigorous LANDU education program and has a proven track record of strong transaction performance.

Among the marketplace, Rogillio is one of the most respected and trusted land experts. He is extremely involved in his community and has played a large role in the recovery of the affected parts of Louisiana after devastating floods swept through the area earlier this year.

Luke Worrell, ALC, Named 2016 Illinois Farm & Land Broker of the Year by the Illinois Farm & Land RLI Chapter

The REALTORS® Land Institute is proud to announce that Luke Worrell, ALC, of Worell Land Services has received the 2016 Illinois Farm & Land Broker of the Year Award from the Illinois Farm and Land Chapter of RLI. Luke is the youngest recipient of this award since 1979.

The award was presented to him by his father Allan Worrell, ALC, who was the 2015 recipient. “I couldn’t be more proud of Luke, both as his dad and his colleague. People often say that Luke is following in my footsteps, but in reality, the way he does business challenges me to continue to grow in our profession,” said Allan of his son’s accomplishment.

Iowa Chapter of REALTORS® Land Institute Releases 2016 Land Trends and Values Survey

The Iowa Chapter of REALTORS® Land Institute is pleased to announce the results of their September 2016 Land Trends and Values Survey. REALTORS® Land Institute is an affiliate of the National Association of REALTORS® and is organized for REALTORS® who specialize in farm and land sales, management, development and appraisal. Participants in the survey are specialists in farmland, and are asked for their opinions about the current status of the Iowa farmland market.

Participants were asked to estimate the average value of farmland as of September 1, 2016. These estimates are for bare, unimproved land with a sale price on a cash basis. Pasture and timberland values were also requested as supplemental information.

Survey Results

The results of these surveys show a statewide average decrease of cropland values of -3.7% for the March 2016 to September 2016 period. Combining this decrease with the -5.0% decrease reported in March 2016 indicates a statewide average decrease of -8.7% from September 1, 2015 to September 1, 2016. Since our highs in 2013 we have seen a decrease in land values roughly 25-30% according to our surveys.

All nine Iowa crop reporting districts showed a decrease in the average farmland value. The districts varied from a -2.4% decrease in SC district to a -5.8% decrease in SW district since March 2016.
Factors contributing to current farmland values include: lower commodity prices and limited amount of land on the market. Other factors include: lack of stable alternative investments, cash on hand, and increasing interest rates.

The Iowa Chapter of REALTORS® Land Institutes farmland value survey has been conducted in March and September since 1978. This survey, plus the RLI Farm and Ranch Multiple Listing Service, are activities of REALTORS® specializing in agricultural land brokerage on a daily basis. New Home Construction Has Timberland Prices Trending Upward

July 15, 2016 (Chicago) – July 15, 2016 (Chicago) – REALTORS® Land Institute member Bob King, ALC, Owner/Broker, United Country Land & Lifestyle Realty in Anderson, South Carolina, stated that “Timberland prices will be trending upward as an increase in new home construction drives up softwood sawtimber prices. Timberland prices will also be rising as more recreational land buyers come back into the market.”

The timberland market is tied strongly with new home construction. Since much of the commercial timberland acreage in the U.S. is dedicated to growing softwood sawtimber, overall returns for the timberland asset class is tied strongly to softwood sawtimber prices. These softwood sawtimber prices are tied strongly to new home construction. Since the new home construction market crashed in 2008, we have seen southern pine sawtimber prices drop about 40%. However, the new home construction market is on a slow but sure turnaround.

To meet the demand for new homes over the last fifty years, builders in the U.S. have constructed an average of 1.5 million homes per year. In the eight-year period preceding the recession, a large oversupply of homes was constructed. However, since 2008 the number of new homes being built has been so low that we could find ourselves in a new home shortage unless construction picks up substantially.

King pointed out that “In 2014, the U.S. only built 1 million new homes. In 2015, we built 1.1 million and the National Associations of REALTORS® predicts that we will build 1.3 million new homes in 2016. This is still far below the 1.5 million annual average that was necessary to meet demand over the last fifty years. It will probably be 2018 before we make it back to the long term average of 1.5 million”.

Even though the turnaround in the new home construction market is happening slowly, the trend is definitely upward and softwood timber prices will improve. King predicts that “As timber prices improve, and also as the recreational buyers continue to come back into the land market with the improvement in the economy, we will see timberland prices trend upward”.
