RLI Iowa Chapter Releases 2016 Iowa Land Trends & Values Survey

The Iowa Chapter of REALTORS® Land Institute is pleased to announce the results of their September 2016 Iowa Land Trends & Values Survey. REALTORS® Land Institute is an affiliate of the National Association of REALTORS® and is organized for REALTORS® who specialize in farm and land sales, management, development and appraisal. Participants in the survey are specialists in farmland, and are asked for their opinions about the current status of the Iowa farmland market.

Participants were asked to estimate the average value of farmland as of September 1, 2016. These estimates are for bare, unimproved land with a sale price on a cash basis. Pasture and timberland values were also requested as supplemental information.

Survey Results

The results of the 2016 Iowa Land Trends & Values Survey show a statewide average decrease of cropland values of -3.7% for the March 2016 to September 2016 period. Combining this decrease with the -5.0% decrease reported in March 2016 indicates a statewide average decrease of -8.7% from September 1, 2015 to September 1, 2016. Since our highs in 2013 we have seen a decrease in land values roughly 25-30% according to our surveys.

All nine Iowa crop reporting districts showed a decrease in the average farmland value. The districts varied from a -2.4% decrease in SC district to a -5.8% decrease in SW district since March 2016.
Factors contributing to current farmland values include: lower commodity prices and limited amount of land on the market. Other factors include: lack of stable alternative investments, cash on hand, and increasing interest rates.

The Iowa Chapter of REALTORS® Land Institutes farmland value survey has been conducted in March and September since 1978. This survey, plus the RLI Farm and Ranch Multiple Listing Service, are activities of REALTORS® specializing in agricultural land brokerage on a daily basis. New Home Construction Has Timberland Prices Trending Upward

July 15, 2016 (Chicago) – July 15, 2016 (Chicago) – REALTORS® Land Institute member Bob King, ALC, Owner/Broker, United Country Land & Lifestyle Realty in Anderson, South Carolina, stated that “Timberland prices will be trending upward as an increase in new home construction drives up softwood sawtimber prices. Timberland prices will also be rising as more recreational land buyers come back into the market.”

The timberland market is tied strongly with new home construction. Since much of the commercial timberland acreage in the U.S. is dedicated to growing softwood sawtimber, overall returns for the timberland asset class is tied strongly to softwood sawtimber prices. These softwood sawtimber prices are tied strongly to new home construction. Since the new home construction market crashed in 2008, we have seen southern pine sawtimber prices drop about 40%. However, the new home construction market is on a slow but sure turnaround.

To meet the demand for new homes over the last fifty years, builders in the U.S. have constructed an average of 1.5 million homes per year. In the eight-year period preceding the recession, a large oversupply of homes was constructed. However, since 2008 the number of new homes being built has been so low that we could find ourselves in a new home shortage unless construction picks up substantially.

King pointed out that “In 2014, the U.S. only built 1 million new homes. In 2015, we built 1.1 million and the National Associations of REALTORS® predicts that we will build 1.3 million new homes in 2016. This is still far below the 1.5 million annual average that was necessary to meet demand over the last fifty years. It will probably be 2018 before we make it back to the long term average of 1.5 million”.

Even though the turnaround in the new home construction market is happening slowly, the trend is definitely upward and softwood timber prices will improve. King predicts that “As timber prices improve, and also as the recreational buyers continue to come back into the land market with the improvement in the economy, we will see timberland prices trend upward”.

Land Real Estate Professionals Prepare for Foreign Land Investments As Britain Leaves the European Union

June 24, 2016 (Chicago) – Analysts are scurrying to predict the impacts of Britain leaving the European Union on the global real estate industry. The Realtors® Land Institute has released a statement on its effects on land investment from Lawrence Yun, Chief Economist at the National Association of Realtors®, stating that “The U.K.’s decision to leave the European Union breeds both opportunity and uncertainty for the U.S. housing market. Demand for real estate and land could rise if foreign investors view America as a more secure place to do business and borrowing costs become even cheaper. On the other hand, if instability in the financial markets persists and a global economic slowdown occurs, the U.S. economy would also slow, in turn impacting real estate land investment and demand. Finally, the British demand for U.S. real estate would soften from the weaker currency.”

The REALTORS® Land Institute says it is still uncertain how ‘Brexit’ will affect land real estate markets long term but it is important for real estate and land professionals to be prepared to handle an influx of foreign investments in land during the coming months. The Institute recommends all real estate professionals should prepare and know where to find a land consultant in case they are approached to assist in a land real estate investment transaction.

Land Real Estate Professionals Gather to Gain Knowledge, Prestige

June 16, 2016 (Chicago) – Over ninety courses were attended by twenty-six real estate land professionals during the Realtors® Land Institute’s 2016 LANDU Education Week plus in Little Rock, Arkansas, last week. This annual event is an opportunity for real estate and land professionals from across the country to gain knowledge and take advantage of the camaraderie that in-person education provides. A record number of attendees took all six of RLI’s LAND University courses to fulfill the education requirement of the prestigious Accredited Land Consultant designation.

Jeffrey Hignight, a professional farm manager, real estate broker, and partner at Glaub Farm Management, LLC, was one of the six attendees to successfully complete all six courses towards earning the ALC Designation during this year’s event. He recommends industry professionals attend, saying “LANDU week was a wise investment worth both the money and time.  I have made wonderful new friends from all over and added tools that will help me throughout my agricultural asset management and real estate brokerage career.  I can’t wait to finish the ALC designation process”.

REALTORS® Land Institute Lands New EVP As They Look To The Future

March 18, 2016 (Chicago, Ill.)- Bob Turner, ALC, 2016 REALTORS® Land Institute (RLI) National President, announced Aubrie Kobernus as the Institute’s new Executive Vice President (EVP) during the 2016 National Land Conference in Dallas last weekend. The change comes as the Institute pushes to bring members added value to their membership in an effort to further enrich their careers as land professionals.

Kobernus brings fourteen years of experience in multiple facets of the real estate industry including association/non-profit management, governmental affairs, public policy, affordable housing, and community development.  She has extensive experience in program development and management, culled from working at the Memphis Area Association of REALTORS®, where she managed three divisions: Governmental Affairs and RPAC, the Commercial Council, and the MAAR Benevolent Fund Corporation.

2016 National Land Conference Draws Best In The Business

March 16, 2016 (Chicago, Ill.)- Over two-hundred and fifty land professionals from thirty-one states gathered in Dallas, Texas, from March 11-13 to attend the 2016 National Land Conference hosted annually by the REALTORS® Land Institute (RLI). Ninety-six Accredited Land Consultants (ALCs) attended the conference and over twenty 2015 ALCs received their ALC pins at the conference’s ALC Luncheon. During the conference, the Institute presented seven distinguished ALC members with esteemed Institute Awards.

George Clift, ALC, of Amarillo, Texas, received the 2015 Land REALTOR® of America Award. The Land REALTOR® of America Award recognizes members of REALTORS® Land Institute for their effort and work expended in the interest of their fellow Institute members, their profession, and their community.

Aaron Graham, ALC, of Gretna, Nebraska, received the 2015 Rising Star Award. The Rising Star Award recognizes a member approaching a mid-level in his/her career who is on his/her way to making significant contributions to the land profession and to the Institute.

Porter Martin, ALC, of Traverse City, IL, received the 2015 Meeks Distinguished Service Award. In honor of dedicated, long-time Accredited Land Consultant Robert C. Meeks, the Distinguished Service Award is presented to an ALC in recognition of long-term commitment and service to fellow-Institute members, the land profession, and the community. Otto Sprenger, ALC, was also recognized at the conference as a recipient of this award in 2003.

Steve Anderson, ALC, and Andrew Van Rensburg, ALC, were both posthumous recipients of the 2015 Excellence in Instruction Award. The Excellence in Instruction Award recognizes REALTORS® Land Institute instructors for their exceptional teaching skills, contributions to LANDU professional development, and volunteerism for the REALTORS® Land Institute education program.

David Hitchcock, ALC, and Clay Taylor, ALC, both of Lakeland, Florida, received the ALC-to-ALC Networking Award after working together to complete an $8,150,471 transaction. The ALC-to-ALC Networking Awards showcase the range of referral opportunities available to those land professionals who have achieved the Accredited Land Consultant (ALC) designation.

The Institute also awarded the RLI Illinois Chapter with the Chapter of the Year Award and Molly Suarez of the Iowa Chapter as the Chapter Administrator of the Year.
