Tax Deferred 1031 Exchanges Hybrid Course

Course Summary:  One of the most useful tools for helping clients sell appreciated business, farm, and investment real estate is the Internal Revenue Code Section 1031 like-kind exchange. Students will learn how one property can be sold and a replacement property purchased without incurring any federal income taxes on the sale. Federal tax rules are closely reviewed, so students learn to easily recognize exchange situations and explain to clients the tax-saving benefits of the 1031 exchange. This course also covers delayed exchanges and how the installment sale of a relinquished property may qualify in a transaction to acquire replacement property. (16 contact hours)

*This course is requires for the Accredited Land Consultant designation
**This course counts as 16 contact hours toward earning the Accredited Land Consultant designation.

Course Delivery: This course combines independent study (student's will receive a self-study manual electronically and may print a hard copy if they wish) that is done at any time and at any place with the opportunity to interact with the instructor during FOUR phone lectures held once a week. A PowerPoint will be shown as the phone lectures are being presented in real time by the instructor. Phone lectures are optional but attendance is highly suggested.

Course Exam
  • The course exam will be available after the final instructor conference call. 
  • RLI staff will provide exam access information to the registered students.
  • Students will have 90 minutes in which to complete the exam 
  • Students who successfully complete the exam will receive an RLI certificate of successful completion listing 16 contact hours. 
Note: RLI does not issue continuing education units. Questions regarding CE credits should be directed to the organization issuing the credits i.e. a local or state board.   
 
About the Instructor:  This course is being taught by approved LANDU instructor, Jim Miller, Esq. a Senior Vice-President and Western Operations Exchange Counselor for IPX1031, a dedicated Qualified Intermediary for all types of 1031 tax deferred exchanges. IPX1031 is a subsidiary of Fidelity National Financial, Inc., a publicly traded company which owns seven large title insurance companies. As an attorney, Miller represented buyers, sellers, home builders, and developers in commercial and residential real estate transactions ranging from multi-million dollar shopping centers to single-family homes.  .

Course Summary: Under everything is land. How can the land professional add value by understanding the site selection process? What is the highest and best use for a site? Land brokers need to be able to determine if there is a GAP in a specific trade area - the difference between demand and supply. Land Brokers also need to understand the process of market analysis, political and legal analysis, site analysis, and financial analysis. In this course we shall investigate economic trends, growth trends and projecting demand. Upon completion, students are able to utilize the knowledge and practical resources offered to evaluate the possibilities offered by a specific parcel of land.

About the Instructor: This course is being taught by Andre J. van Rensburg, ALC, the President of Prudential Commercial Real Estate in Jacksonville, FL. He teaches land and commercial real estate practices and had been a court-appointed appraiser in South Africa. Van Rensburg is a former member of the RLI Education Task Force and was the Chair of the 2012 National Land Conference. He was awarded the 2009 and 2010 RLI Excellence in Education Awards for his outstanding instructional skills.

The InstituteI will supply an electronic copy of the course manual to all registrants via email. 


HOW WILL I GAIN ACCESS TO THE COURSE EXAMINATION?
The students will be given access to the electronic examination on a specific day and for a 90-minute time period. The completed examination will be submitted to the Director of Education. Specific instructions will be provided. 


DO THE HYBRID/ONLINE COURSES COUNT TOWARD THE ALC DESIGNATION?
Yes, these courses fulfill the course requirements for the ALC designation.


DO THESE COURSES COUNT TOWARD CONTINUING EDUCATION CREDIT?
The student would need to check with the accrediting organization in his or her state to see if the course fulfills a CE requirement. 


WILL A CERTIFICATE OF COMPLETION BE SENT?
