Course Summary: One of the most useful tools for helping clients sell appreciated business, farm, and investment real estate is the Internal Revenue Code Section 1031 like-kind exchange. Students learn how one property can be sold and a replacement property purchased without incurring any federal income taxes on the sale. Federal tax rules are reviewed, so students learn to easily recognize exchange situations and how to explain to clients the tax-saving benefits of the 1031 exchange. This course also covers delayed exchanges and how the installment sale of relinquished property may qualify in a transaction to acquire replacement property.
*This course counts as 16 contact hours toward earning the Accredited Land Consultant designation.

Course Delivery: This course combines independent study (student's will receive a self-study manual electronically and may print a hard copy if they wish) that is done at any time and at any place with the opportunity to interact with the instructor during FOUR phone lectures held once a week. A PowerPoint will be shown as the phone lectures are being presented in real time by the instructor, Jim Miller, Esq. Phone lectures are optional but attendance is highly suggested.

Course Description: This course provides students the opportunity to use marketing to create a competitive advantage for their land business. The course will cover defining business goals, identifying opportunities, creating a brand, and developing a marketing plan. Learn to think like a marketing expert to determine strategies that best fit your business. Analyze tactics such as advertising, direct marketing, social media marketing, websites, search engine marketing, and word of mouth marketing. Additionally the course will discuss key fundamentals when dealing with buyers and sellers.
*This course counts as 16 elective contact hours towards the Accredited Land Consultant (ALC) designation or the ALC Advanced.
About Online Classroom Delivery: The virtual classroom allows for assignments to be posted, for asynchronous interaction with students and the professor, for questions to be posed, and for exams to be completed. Students will have a month to complete this 24/7 on-demand course.
The classroom is easy to negotiate and support will be available 24/7 to assist.
One can complete the course at his/her own rate on demand—anytime. The interaction takes place when one enters the classroom and reads the discussions and responds to others. The assignments are posted per week. However, one does not have to wait to the week that an assignment is due to participate and complete the assignments.
Course Materials: Students will need a computer with high speed internet. No textbook is required. Participants who would like supplemental reading materials may purchase an electronic textbook in the online classroom.
About the Professor: Madeline Johnson is a professor of marketing at the University of Houston Downtown. She has 30 years of experience in the classroom teaching a variety of marketing topics as well as real estate law. She co-authored a textbook, Texas Real Estate Law, and has published extensively in marketing. Professor Johnson has an interactive and student-engaging teaching style. She has received several outstanding teaching awards, including the Minnnie Stevens Piper Award (statewide award). Dr. Johnson has a Ph.D. from the University of Houston and a J.D. from the University of Texas.
