Should You Start A Christmas Tree Farm?

One of the surefire signs that Christmas is around the corner is seeing those beautiful green pine trees popping up in every household. If you are thinking about growing some trees of your own, ask yourself these five questions to see if a Christmas tree farm is right for your property.

1.Do You Have The (Right) Land?

With the average Christmas tree farm squeezing in 1,500 Christmas trees per acre, these trees can take up a fair amount of land. If the property you own doesn’t have enough room, you can always sublet land from a neighbor. Since Christmas trees take a long time to grow, make sure to work with a land expert in your area to make sure you get the best deal for this long-term commitment.

Soil type is another factor to take into consideration. While different trees do best in different soil types, well-drained, loamy soils are a good bet for almost every type of Christmas tree. Soil that holds onto water will drown the trees.

2. Do You Have The Time?

Christmas trees are low-maintenance, not no-maintenance. Not much has to be done in the first four years of growth, but after that, the trees do require upkeep. Once the trees start to mature, you’ll want to shape the trees to help them maintain that gorgeous conical shape everyone loves.

3. What Trees Will You Grow?

There are dozens of types of Christmas trees. Which ones will you grow? Here are some of the most popular according to the Farmers’ Almanac.

  • Balsam Fir. This tree is incredibly fragrant and will fill your house with that classic Christmas tree smell.
  • Douglas Fir. The way this tree grows gives it a natural fullness and conical shape.
  • Fraser Fir. People love these trees for the unique silver color underneath the needles.
  • Scotch Pine. Tired of sweeping up needles every day? Scotch pines are famous for not shedding and retaining water after it is cut, making it a great low-maintenance tree.
  • Colorado Blue Spruce. The ice-blue color of these trees makes it popular with people looking to do a little something different this Christmas.

4. Are You Looking For A Crop That Will Turn A Fast Profit?

Certain crops reach maturity quickly and have a high regrowth rate, making them great if you need cash in a pinch. Christmas trees are not one of those crops. From seed to fully-grown tree, the average Christmas tree takes anywhere from eight to ten years to reach maturity. And that’s only if everything goes right. Make sure you can afford to not make money off this specific crop while it matures.

5. Think Beyond the Tree

You can also sell greens, garlands, and wreaths alongside your trees. Holly, poinsettias, and pinecones are also extremely popular with decorators and crafty people. This text is from our 2019 updated Timberland course:

The land can be used for specialty products such as Christmas trees, boughs for holiday wreaths, mushrooms, honey, or maple syrup. Additionally, the land can be used for other wood products, such as saw, firewood, wood chips, decorative wood, greenery, cones, and seeds.

Christmas trees are a staple of the holiday season. We hope this article helped you decide whether or not your land is right to start your own Christmas tree farm.

Whether you are looking for land to grow Christmas trees or any other kind of crop, be sure to always work with a land professional to get the best deal for your hard earned money.

In Memoriam: Jimmy Settle, ALC, 2018 RLI National President

Jimmy Settle, ALCIt is with a heavy heart that we announce the passing of our 2018 National President Jimmy Settle, ALC. Despite his positive attitude and determination to fight, Jimmy lost his battle with cancer on the morning of April 1, 2018.

There are few more passionate than Jimmy was about land, assisting clients, and RLI. Jimmy once said, “There’s nothing like creating solutions and helping a client find that perfect piece of land. Being outdoors is my lifestyle, I do my best thinking sitting in a deer stand or riding my tractor. I get such satisfaction in sharing this passion with family and friends. It’s only natural for me to help others who wish to become outdoor enthusiasts and land owners.”

Being so passionate about the land industry, Jimmy found a second home and even a second family at RLI in 2000. Four years later, he earned the elite Accredited Land Consultant (ALC) Designation on January 26, 2004. He continued his involvement by serving on various committees at the national level including the ALC Accreditation Committee, the National Land Conference Planning Committee, and the RLI Government Affairs Committee. Then, as an active chapter member, in 2016 he served as the RLI Tennessee Chapter President. Jimmy’s dedication to RLI and serving land professionals still didn’t stop there. He ran and was elected by his fellow RLI members to serve a four-year term on the RLI National Executive Committee in 2016, starting as Vice President in 2016, then serving as President-Elect in 2017, and, finally, beginning as 2018 RLI National President last November.

During this time Jimmy was a beloved friend and leader, always looking out for the best interests of RLI, its members, and its staff. He worked closely with members and staff in the planning of the 2018 National Land Conference, which hosted 42% more attendees over the previous year. As president, he was a true advocate for RLI’s members, ensuring that the strategic plan continued to serve their best interests and adhere to a members-first philosophy.

In addition to serving RLI, Jimmy was also very involved in his local Clarksville Association of REALTORS® (CAR) serving as their 2007 President. He was a driving force behind the purchase of land and in building their association’s facility. The association stated in a post on their Facebook page honoring him that “He was a mentor to countless members of CAR and a friend to everyone who met him.”

Jimmy will be remembered by family and friends for his kindness, thoughtfulness, and friendly sense of humor. He was a pillar of his community and well-respected in the industry for his expertise on land transactions. The RLI Family sends its thoughts and prayers to his family during this difficult time and wishes they find comfort in the love that returns to them from the lives that he touched. Read Jimmy’s obituary here.

A Celebration of Life Service will be held on Thursday, April 5, 2018, at 6:00 p.m. at Hilldale Baptist Church. Visitation will be held on Wednesday, April 4, 2018, from 2:00-8:00 p.m. at Neal-Tarpley-Parchman Funeral Home. More information.

In the wake of this news, RLI will follow the procedures outlined in our official bylaws. RLI’s 2018 National President-Elect Jeramy Stephens, ALC, will take over as National President of the organization to serve the remainder of the term. “It is with a heavy heart that I take over the reins from Jimmy. He was a close friend and I will do my best to fill the big shoes he left behind and continue to execute his vision for RLI through the rest of his term,” said Jeramy upon induction.

US Land Values Up Three Percent, Land Sales Up Four Percent Showing Strong Land Market

January 16, 2018 (Chicago) – The Realtors® Land Institute and National Association of Realtors® Research Group released the results of their annual Land Markets Survey which shows a 4 percent increase in land sales and a 3 percent increase in land prices over the previous twelve months.

RLI Land Markets Survey 2017

Sales for all types of land rose, indicating a strong national land market. In the lead were residential land sales with an increase of 5 percent, followed by commercial land sales up by 4 percent. Analysts in the NAR Research Group and at RLI believe these markets are in the lead because of the sustained economic growth and the continued recovery of the housing construction market due to an increase in new home sales.

Land sales for agricultural irrigated land also rebounded after contracting last year, as commodity prices generally stabilized from late 2016 to early 2017 after slumping since 2014. Responses from survey participants indicated a lack of land financing, tighter zoning regulations, and valuation issues as some of the biggest issues facing the industry.

RLI’s 2018 National President Jimmy Settle, ALC, said “Now is great time for landowners and investors as well as land professionals. With flat commodity prices making the growth in ag land sales modest compared to residential and commercial land sales, it’s encouraging to see the market as a whole still continue to strengthen.”

The annual Land Markets Survey is a tool for landowners and land real estate professionals in all sectors of the business to use for bench-marking and as an informational resource when conducting business. This year marks the fifth consecutive year that the survey has been conducted to reveal current trends and the ever-changing state of land markets within the industry; and with over 800 respondents this year, it continues to grow. The Realtors® Land Institute has made the full survey results available for free to the public on their website at rliland.com/about-realtors-land-institute/land-markets-survey
